If you’ve recently applied for a mortgage, you might’ve noticed a sudden spike in unsolicited calls, texts, or emails from lenders you’ve never contacted. This unexpected outreach likely results from what the mortgage industry calls trigger leads.
What Are Trigger Leads?
When a lender pulls your credit report during the mortgage application process, that inquiry is recorded by the national credit bureaus: Equifax, Experian, and TransUnion. These bureaus can then legally sell your data to other lenders, who use it to market their own loan options.
These leads are known as trigger leads, and they’re a common reason borrowers receive a sudden wave of competing offers shortly after applying.
What Information Is Shared?
The information sold doesn’t include your full credit report or Social Security number.
However, it may contain:
- Your name and phone number
- The type of mortgage you’re pursuing
- Your estimated loan amount
- A general idea of your credit score
- This limited data is often enough to trigger aggressive solicitation from other lenders, sometimes giving the false impression that your original lender shared your information (they didn’t).
Why It Happens
Credit bureaus claim this practice promotes competition and gives consumers more options. But for borrowers, it might feel invasive, especially when third-party lenders imply they’re working with your loan officer.
How to Avoid Trigger Lead Spam: Here are a Few Steps You Can Take to Limit Unwanted Contact:
- Opt Out Before Applying
Visit OptOutPrescreen.com or call 1-888-5-OPT-OUT to remove your name from prescreened credit and insurance offers. You can choose a 5-year opt-out or a permanent one. - Join the Do Not Call Registry
Register your number at donotcall.gov to block many unsolicited marketing calls. - Talk to Your Loan Officer
Let your lender know if you want to avoid trigger lead marketing. They can help you complete the opt-out process ahead of time or time your credit pull accordingly. - Don’t Engage with Unfamiliar Lenders
If a company contacts you claiming to be affiliated with your loan, always verify with your lender directly before sharing personal information.
